BUILDING COMMITTEE

Building Committee members include Don Lee, Deborah McFarlane, Ted Taylor, Clark Scarboro, Board Representatives Art Young and Mike Morrell. Members serving as alternates include Don Haas, Glen Hasenwinkle and Ken Kraemer. Tom Rosadiuk serves as Chair.

In the past year, the Committee approved 106 new permit applications, of which 17 were for re-roofing and 24 were re-painting. Only 2 permits were issued for new home construction, 1 for a new studio, and 4 for new additions or extensions.

Variances granted during the year included one for a shed which was constructed without a permit and within the required setback. One fence variance was granted to allow a low "transparent" fence to extend to the top of bank. Another fence variance was granted for a fence with the unfinished side facing the neighbor, with neighbor concurrence.

The committee heard a complaint about an existing carport which did not have two sides enclosed. Research revealed that carports were permitted with only one side enclosed by earlier regulations. The change requiring carports to have two sides enclosed was more recent.

A permit for a carport was denied because the roof material was to be constructed from re-cycled glass doors, and also because the owner proposed three open sides to the carport.

During the year, new State legislation required our Community to allow solar heating panels on roofs of homes. To comply with the new law, language permitting solar panels was developed and approved for insertion in the Building Committee Guidelines as well as the Rules and Regulations.

Also, the Building Committee approved a re-write of its Construction Guidelines. This new document now has the approval of the Rules Committee and is up for consideration before the Board on April 21, 2010.

The Building Committee reviewed a remodel of the Clubhouse bathrooms, and its members participated in a volunteer effort to prepare for new construction.
