The Building Committee is keeping busy keeping up with the Community requests. Permit requests are still high covering painting, roofing, decks, fences, propane tank installations, carports/garages and additions. Currently we have 16 new construction projects and 30 miscellaneous projects that have been permitted.
At present the Committee membership consists of: Glen Hasenwinkle, Russ Smith, Ted Taylor, Clark Scarboro, Tom Rosadiuk, with Don Lee and Deborah McFarlane as alternates and Art Young and Jan O’Leary as representatives from the Board of Directors. These people are hard working, conscientious and work well together and do a great job.
This year the Committee submitted to the Board of Directors some wording changes for some of their Building Guidelines which also affected wording in the Rules & Regulations. These included:
- Exterior Lighting-New Construction. Lighting should use the lowest wattage bulbs needed to cover the area. Spot and floodlights must be shielded to restrict them to the owner’s property. Yard lighting should be low wattage lighting.
- Exterior Painting – For all new construction, remodel and repainting:
- Standard is “harmonious”, keep colors subdued.
- Owner/builder shall submit application with paint chips for each color.
- $100 refundable deposit is required for all exterior paint projects.
- Paint Approval Form was updated to include changes.
- Re-clarification of ‘Temporary Structure’ in the General Building Requirements covering type and duration of a possible permit.
- New Construction Permits and Remodel or Improvements Permits were updated to include above changes and to add one more section for approval signatures-one for initial Approval and one for Final.
There is a small ongoing problem within the Community, which is the lack of understanding by members that they must acquire a permit for all exterior work to their home and surrounding property. This most likely affects other Committees as well.
The Committee plans to work on refining some more of the Guidelines wording to offer clarity to the community.
The Committee has appreciated the addition to the Shelter Bay Community Staff of a Committee Secretary last May. We have felt the impact of her efforts to aid the Committee in their communications within the committee and with the community and all related paperwork and with the assistance of tracking ongoing items.
